0.4 per cent exact-entity agreement. That is what we found when we asked ChatGPT, Perplexity, and Google Gemini the same question: who is the best agent in Perth? We tested 18 buyer prompts across all three AI engines, running 54 total queries in clean-room conditions with no login, no personalisation, and no conversation history. Not one agency appeared under the same name on all three engines in most categories. Through manual brand-level matching, we identified four brands present across all three — Property Wizards, Momentum Wealth, Rise Property Buyers, and The Agency — but each engine named or contextualised them differently. Of 210 agencies named in total, 90 per cent appeared on a single engine only.

All 54 queries produced named results, but the names changed depending on which engine answered and what the buyer asked. Of 210 unique agencies named across all responses, roughly 190 appeared on a single engine only. Ninety per cent of agencies visible to one AI are invisible to the other two.

Fresh API call each time. No login. No history. No carry-over between prompts.

Gemini's 188 citations from 109 domains versus ChatGPT's 84 from 55. That is a 2.2x citation gap and a 2x domain gap between the broadest and narrowest engines. Combined, all three engines cited 173 unique source domains, and 120 of those (69 per cent) appeared in only one engine's results.
Which Perth Agencies Does ChatGPT Recommend?
ChatGPT returned specific Perth agency names for all 18 prompts, generating 84 total citations from 55 unique domains. Its distinguishing characteristic: ChatGPT pulls Google Maps data directly into its recommendations. Google.com was the most-cited domain at 13 citations. When ChatGPT names a Perth agency, it often includes the Google Business Profile star rating, physical address, and even "Closed" business status labels.
Ask "best agent in Perth" and ChatGPT gives you Vivid Property Perth at 4.7 stars from 969 Google reviews, Centurion Real Estate at 4.8 stars from 180, and individual agents with dollar figures: Susan James, $170M in western suburbs sales alone. Jody Fewster. Eric Hartanto. Each name came with a Google Maps pin, a street address, and a star rating. No other engine does this.
Ask about first home buyers instead and the names vanish. Completely different set: Property Wizards, Momentum Wealth, Buyers Advocate Perth. Seller prompts produced Vivid Property, Perth Property Partners, SOCO Realty. Not one name carried between the two lists.

ChatGPT named specific agents with sales figures and suburb affiliations. No other engine cited Google Business Profile "Closed" status flags. If your Google Business Profile is incomplete or marked as closed, ChatGPT is broadcasting that to potential clients.
For suburb-specific prompts, ChatGPT named Airey Real Estate, Renouf Real Estate, and Space Real Estate for Cottesloe/Claremont. South Perth produced Dean Sims (Bellcourt) and SOCO Realty. None of these suburb-specific names appeared on Gemini. Different engine, different list, same suburb.
Which Perth Agencies Does Perplexity Recommend?
Perplexity generated 133 citations from 72 unique domains across our Perth prompts, with 18 per cent of those citations pointing to directory and review platforms. That review platform reliance is the highest of all three engines. WhichRealEstateAgent was cited 10 times. Top10RealEstateAgent, 6. RateMyAgent, 6. Perplexity treats these platforms as authoritative ranking data and feeds their star ratings directly into its recommendations.
For generic prompts, Perplexity surfaced Shahbaj Brar (5.0 stars, 1,003 reviews), Ronnie Abboud (5.0 stars, 499 reviews), and Andrew Huggins (4.9 stars, 398 reviews). That detail came from directory platforms, not agency websites.

Industry awards carried weight. Perplexity referenced REB Top 50 WA honourees and specific sales data ("150 sales") alongside agent profiles. YouTube appeared as a source too, with 3 citations. Most Perth agencies ignore YouTube entirely.
Perplexity generated 87 related questions from our 18 prompts. "Which real estate agency in Perth has the highest sales volume?" "Are there any real estate agents in Perth specializing in luxury homes?" "How do commission rates in Perth compare to other Australian cities?" Eighty-seven prompts your next client might already be typing into Perplexity right now.
A pattern from this data
Perplexity's top cited domains are almost entirely directory and review platforms, not agency websites. An agency with strong RateMyAgent and WhichRealEstateAgent profiles has a structural advantage on this engine specifically.
Which Perth Agencies Does Gemini Recommend?
Gemini produced 188 citations from 109 unique domains, the broadest coverage of any engine by a significant margin. For context, ChatGPT cited 55 domains and Perplexity cited 72. Gemini also exhibited a distinctive behaviour we did not see on the other two engines: it named individual agents with their agency affiliation and suburb. "Michael Keil (Michaelkeil.Com Property, South Perth)." "Richard Young (Caporn Young, Perth CBD and Inner Suburbs)." The responses read like a local industry insider listing off names.
One agency dominated Gemini's Perth results. Smart Realty (smartrealty.com.au) was cited 15 times. Fifteen. That is the highest citation count for any single domain across any engine in our entire Perth experiment. ChatGPT's most-cited agency domain had 4 citations. Perplexity's had 6. Smart Realty had 15 on Gemini alone. Whatever they have done to their website, Gemini has noticed.

Government sites appeared when Gemini answered advisory and regulatory prompts. That 2 per cent government share is small in volume but significant in signal. Neither ChatGPT nor Perplexity cited WA government sources. Gemini trusts institutional sources for regulatory questions, and it shows in the response quality for advisory prompts.
Gemini decomposed our 18 prompts into 71 fan-out queries. These are the actual search queries Gemini ran behind the scenes to build each response. "Best real estate agencies Perth." "Perth real estate agents mining towns WA." "Local boutique real estate agency vs big franchise Perth." "Perth real estate agents international buyers." Seventy-one searches from 18 prompts. Each one is a content gap that an agency could fill with a single targeted page.
Do the Three AI Engines Agree on Who's Best in Perth?
The three engines barely agree. Of 210 agencies named across all Perth responses, exact-entity agreement was 0.4 per cent — just 1 entity appeared under the same name on all three engines. Through manual brand-level matching, we identified 4 brands present across all three engines under slightly different names. Another approximately 20 agencies appeared on two engines. The remaining roughly 190 (90 per cent) were recommended by a single engine only.

All four cross-engine agencies are buyer's agents or investment specialists. Not a single selling agent appeared on all three engines. That pattern held even though selling agents dominated the responses to seller-specific prompts. The selling agents changed from engine to engine. The buyer-side specialists persisted.
Two franchise brands appeared across all three engines as generic names, not specific Perth branches: Ray White and LJ Hooker. Both were cited in passing during comparative prompts (franchise vs boutique), not as primary recommendations.

Does the Question Change the Answer? How Buyer Intent Shifts AI Recommendations in Perth
The question rewrites the answer. A buyer asking "best agent in Perth" gets a mix of franchise names and high-review independents. A buyer asking "best buyer's agent for a first home" sees an entirely different set with zero overlap. We tested seven prompt categories and three city-specific variations. The agency names reset with every shift in buyer intent.
How Do AI Recommendations Change for First Home Buyers in Perth?
First home buyer prompts produced a clean break from generic results. All three engines pivoted to buyer's agents. Property Wizards and Claudette Swift dominated across Perplexity and Gemini. ChatGPT named Property Wizards, Momentum Wealth, and Buyers Advocate Perth. Government grants surfaced too: FHOG (First Home Owner Grant), Keystart loans, stamp duty concessions. All three engines mentioned them. The selling agents that led generic results vanished.
Change the prompt from "best agent" to "first home buyer" and the entire recommendation list resets. Selling agents disappear. Buyer's agents take over completely.
Which Perth Agents Does AI Recommend for Property Investment?
Specialist advisory firms replaced the franchise names. Momentum Wealth appeared on all three engines for investment prompts. Investors Edge Real Estate and Rise Property Buyers appeared on Perplexity and Gemini. Vivid Property appeared on ChatGPT and Perplexity. Property management was discussed alongside acquisition, a pattern we did not see for other buyer types. If your agency advises on investment properties but your website does not say so clearly, AI cannot match you to the buyer looking for exactly that service.
What About Perth Suburbs? Do AI Engines Agree on Local Agents?
No. Suburb-specific prompts produced the widest engine divergence of any category.
Cottesloe and Claremont: Perplexity named Ray White Dalkeith | Claremont, Acton | Belle Property Cottesloe, and Shellabears. ChatGPT listed Renouf Real Estate, Space Real Estate, and Airey Real Estate. Zero overlap between the two engines for the same suburb query.
South Perth: Dean Sims (Bellcourt) appeared on both ChatGPT and Perplexity. SOCO Realty appeared on ChatGPT and Gemini. Michael Keil on Gemini only. Candie Italiano and Marcus Sproule crossed Perplexity and Gemini. More overlap than Cottesloe, but still fragmented.

The mining town gap
We asked all three engines about Perth real estate agents handling mining town properties (Newman, Port Hedland). No Perth-based agency explicitly specialises. Newman First National (a regional agency) appeared on Perplexity and Gemini. Momentum Wealth was mentioned by Gemini for mining town investment knowledge. That is unclaimed territory. A Perth agency that positions for resource-sector property would face almost no competition in AI recommendations.
Cost and fees prompts were the one category where all three engines agreed. Commission range: 2.0 to 2.75 per cent in Perth metro, with an average around 2.2 to 2.45 per cent. WA statewide runs higher at 2.44 to 2.66 per cent. Regional WA can reach 3 per cent or more. Perplexity broke it down by suburb: North Perth at approximately 2.25 per cent, South Perth at 2.5 to 2.65 per cent, Subiaco as low as 1.6 per cent. All engines noted that fees are not regulated and are negotiable.
Why Are Most Perth Real Estate Agencies Invisible to AI?
Roughly 190 of the 210 agencies our experiment surfaced appeared on only one engine. That is 90 per cent of named agencies with, at best, partial AI visibility. And those 210 are the ones that showed up at all. Perth has hundreds of registered agencies. The vast majority were not named by any engine for any prompt.
We did not set out to study what makes agencies visible. But after reviewing 54 responses and 405 total citations across three engines, patterns became clear in the agencies that appeared on two or more.
What Do AI-Recommended Perth Agencies Have That Others Don't?
Six characteristics repeated across the agencies on multiple engines.
Review platform presence. RateMyAgent, WhichRealEstateAgent, and Top10RealEstateAgent are among the most-cited source domains across all three engines. Agencies with verified reviews and star ratings get named with those scores attached. Shahbaj Brar's 1,003 reviews on WhichRealEstateAgent are why Perplexity names him with a 5.0 rating. Not his website. The review platform.
REIWA presence. Reiwa.com.au was cited by all three engines. Perth's Real Estate Institute of Western Australia carries weight as a trusted source for AI. Agencies listed on REIWA's AgentFinder tool have an additional surface area for discovery. ChatGPT specifically mentioned the tool for advisory prompts.
Specialisation clarity was the sharpest signal. Property Wizards and Rise Property Buyers appeared on all three engines precisely because their websites state what they do in unambiguous terms: buyer's advocacy and investment advisory. Contrast that with suburb-specific prompts, where the recommendation lists were completely different on each engine. No suburb content on your website means you are invisible for Cottesloe, Claremont, or South Perth prompts. Direct relationship.

The crawlable website factor deserves emphasis. Between 74 and 81 per cent of all citations across the three engines pointed directly to agency websites. Smart Realty's 15 Gemini citations show what happens when a single agency's site becomes a dominant source for one engine. That is not a coincidence or a ranking algorithm. Gemini found crawlable, relevant content on smartrealty.com.au and kept citing it.

Boutique and independent agencies accounted for 94 per cent of all mentions in our Perth experiment. Franchise brands (Ray White, LJ Hooker, Harcourts) appeared mainly in generic and comparative prompts. The moment a buyer specified a need, suburb, or buyer type, independents and specialists took over completely. Perth leans more heavily toward independents in AI results than any other city we have tested so far.
What Does This Mean for Perth Real Estate Agents?
Perth buyers are already asking AI for agent recommendations. BrightLocal's 2026 Local Consumer Review Survey found that 45 per cent of consumers now use AI for local service recommendations. Real estate is a local service. The question is not whether Perth buyers are using ChatGPT, Perplexity, and Gemini to find agents. They are. The question is whether your agency appears when they ask.
