Eleven out of forty-two. That is how many Phuket villa agencies appear when you ask ChatGPT, Perplexity, and Google Gemini the same question: who should I use to buy a villa in Phuket? We tested 20 buyer prompts across all three AI engines, running 60 total queries in clean-room conditions. The cross-engine agreement rate was 26 per cent. And the agency with the most total citations across all engines, Ocean Worldwide Property, has zero citations on ChatGPT. Completely invisible on one of the three major platforms.

What Happens When Foreign Buyers Ask AI for a Villa Agency in Phuket?

We submitted 20 buyer prompts to ChatGPT, Perplexity, and Gemini, generating 60 total queries and 568 citations across 188 unique domains. Every query ran in clean-room conditions: no login, no personalisation, no conversation history. English-language queries only. The prompts covered eight categories, from generic agency recommendations to foreign ownership, due diligence, area-specific comparisons, investment returns, and rental compliance.

We are Cited, an AI visibility research firm. We have not worked with any of the agencies in this article. No agency paid to be included or excluded. We ran this experiment to understand what AI engines tell foreign buyers who ask for help finding a villa agency in Phuket.

All 60 queries returned named agency recommendations. Not one engine declined to answer. Gemini produced the highest citation volume at 327 total domain citations (16.4 per prompt). Perplexity sat in the middle at 156 (7.8 per prompt). ChatGPT was the stingiest: 85 total domain citations, averaging 4.25 per prompt.

We ran a similar experiment across three Australian cities in March 2026. Cross-engine agreement in Sydney was 1.2 per cent. In Phuket, it is 26 per cent. Smaller market, fewer agencies, far more convergence.

Which Phuket Villa Agencies Does AI Agree On?

AI engines agree on 11 Phuket villa agencies across all three platforms, a 26 per cent cross-engine agreement rate. When we ran the same experiment in Sydney, only 3 of 254 agencies appeared on all three engines. That was a 1.2 per cent agreement rate. Phuket's market is smaller, more concentrated, and the engines converge far more often.

Reloc8 Phuket has the broadest visibility of any agency in the data. It appeared in 21 of 60 queries, or 35 per cent, spread across Perplexity (8 citations), ChatGPT (2), and Gemini (11). Storm Phuket followed with 17 total citations. Phuket Realtor came in at 16.

Eleven of 42 agencies appeared on all three engines. In Sydney, that number was 3 of 254. Phuket's AI landscape is more concentrated, and the consensus shortlist is already forming.

Below those 11, the drop-off is steep. Around 20 agencies appeared on a single engine only, some with 6 citations on one platform and zero everywhere else.

Two-engine agencies show the fragmentation clearly. JFTB Real Estate Phuket collected 9 total citations across ChatGPT (6) and Perplexity (3), but Gemini never mentioned it. phuket.net, a portal rather than an agency, had 17 citations from ChatGPT (6) and Gemini (11) while Perplexity ignored it.

The Most-Cited Phuket Agency Is Invisible on ChatGPT

Ocean Worldwide Property (oceanwwp.com) collected 23 total citations across our 60 queries, the highest count of any single agency. Perplexity cited it 10 times. Gemini cited it 13 times. ChatGPT cited it zero times.

Ocean Worldwide has an active blog with foreign-buyer guides, and Perplexity cited those blog posts 10 times across our 20 prompts. Gemini cited them 13 times. ChatGPT cited them zero times. The three engines are not drawing from the same sources.

Gemini cited nearly four times as many sources as ChatGPT. The difference is format, not just volume. Pull up ChatGPT's answer to "best real estate agencies in Phuket for foreigners" and you get business cards. Pulse Real Estate: 4.4 stars, 30 reviews, street address, hours. Thai Residential: 4.8 stars, 58 reviews. Every link carries ?utm_source=openai tracking. The format matches structured business listing data — star ratings, review counts, addresses, operating status. Whatever that source is, Ocean Worldwide is not in it.

Perplexity does something neither of the others can. It builds a narrative from the agency's own content. Thai Residential gets: "Led by Warren Rodrigues and his team, they have over 25 years of experience." Phuket Realtor gets: "Established in 2012 with a track record of helping hundreds of satisfied clients." More published content on the website, longer Perplexity profile. Gemini goes wider: 16.4 sources per prompt, pulling from agency sites, legal advisory pages, expat forums, YouTube. Not homepages. Blog posts.

Does the Question Change the Answer? How Buyer Intent Shifts Phuket Recommendations

Citation density varies from 2.5 to 26.5 per prompt depending on what the buyer asks. Generic agency recommendation queries returned the broadest set of names. All 11 all-engine agencies appeared there. But shift the question to foreign ownership, due diligence, or a specific neighbourhood, and the lists change.

The starkest shift happened with due-diligence queries. Gemini averaged 26.5 citations per prompt for those, triple the 7.8 average for generic agency requests. Perplexity produced checklists citing Chanote title verification, encumbrance checks, construction permits, EIA requirements. Storm Phuket has a PDF checklist that showed up. Home in Phuket has a buying checklist that showed up. Agencies with no advisory content on their site were absent.

From the Data

Foreign-ownership prompts generate 25.2 Gemini citations on average. Due-diligence prompts generate 26.5. Generic agency recommendation prompts generate 7.8. The question a buyer asks determines which agencies AI can see.

Foreign ownership queries flipped the results. Agencies with published ownership guides showed up. Agencies without them did not. Reloc8, Storm, and Digital Villas all publish guides on foreign ownership and all three were cited. One Perplexity response went beyond naming agencies. It became an advisory page: foreigners cannot own Thai land directly, leasehold is the primary structure, nominee companies carry risk. Then it linked to agency guides as sources. Legal advisory sites (siam-legal.com, thailandlawonline.com) appeared in these results too.

Location mattered too. "Should I buy property in Bangtao or Kamala Phuket?" returned a different agency list from the generic prompts. Perplexity named Cherngtalay/Laguna and Bang Tao as "Phuket's premier family hub," listing specific schools (BISP, UWC Thailand, HeadStart) with drive times. Agencies with area-specific blog content appeared. Agencies without area pages did not.

Investment prompts showed the widest gap between engines. Gemini averaged 20.5 citations per investment prompt. ChatGPT averaged 5.0. A 4-to-1 gap on the same question type.

What the AI-Recommended Phuket Agencies Have in Common

The 11 agencies cited by all three AI engines share observable traits we verified from website scrapes in April 2026. The strongest pattern is published content about foreign buyer topics.

Reloc8 publishes "How to Buy a Villa in Phuket Legally as a Foreigner (Complete 2026 Guide)" plus area-specific investor guides for Cherng Talay and Bang Tao. Digital Villas has "Can Foreigners Buy Property in Phuket?" and "Best Areas to Buy Property in Phuket 2026." Storm Phuket covers foreign ownership, property transfer fees, and has a due-diligence checklist. Those specific blog URLs appear repeatedly across all three engines' citation lists. We checked the single-engine agencies' sites. No guides, no foreign-buyer content, no advisory pages.

Perplexity's citations reveal a second pattern. It names people. Thai Residential's Perplexity profile opens with "Led by Warren Rodrigues and his team" and runs several sentences deep. Compare that to a brand-only agency that gets a single line. Phuket Realtor gets "Established in 2012 with a track record of helping hundreds of satisfied clients." Agencies where a named person and a track record appear in the content get richer, more detailed Perplexity profiles.

Schema markup appeared on several top performers. Phuket Realtor uses RealEstateAgent schema, Ocean Worldwide has both RealEstateAgent and LocalBusiness. But structured data alone does not explain the results — Ocean Worldwide has schema and still gets zero from ChatGPT. Every all-engine agency does, however, position explicitly for foreign buyers above the fold. "Phuket Real Estate for Foreign Buyers" (Storm). "Curated for lifestyle buyers and global investors" (Reloc8). None of the single-engine agencies lead with that positioning.

The Bottom Line

Each AI engine builds its own recommendation list from its own sources. Of 42 Phuket villa agencies identified across 60 queries, 11 appeared on all three engines. The agencies that show up consistently share observable traits: published foreign-buyer content, named team members, and explicit international positioning. The signals are measurable. The gaps are fixable.
